Village of Ojai: The downtown area of Ojai is becoming more and more desirable as it offers the ability to exist without a car and to conveniently access the many restaurants, entertainment activities, shops and theatre. If you drive around, you will notice the ongoing upgrading and remodeling of homes in the area. The City of Ojai has been determined and successful in its goal of maintaining the Village atmosphere of the downtown area and promotes mixed use zoning where business and home can be created together. Several quaint streets offer a variety of homes but you’d better be quick because there is an everlasting demand for any available architecturally interesting homes. On the perimeter of the city, you can find basically everything from average size tract homes to large custom lots on 2-3 acres.
Mira Monte: Situated between the City of Ojai and the community of Oak View, Mira Monte, which means “mountain view” offers a variety of homes with settings from hilltop to Oak Glen. The area is mostly developed with tract homes that were built between the 60’s and the 90’s. The location in the Ojai Valley is often preferable for those commuting to Ventura or Santa Barbara. The area offers convenient access to several restaurants and a popular coffee bar.
Meiners Oaks: This area was originally the ranch of John Meiners which dated back to the 1880s. It was soon developed to offer affordable home opportunities for homecoming soldiers. The mostly small lots and quaint cottage style homes vary greatly. This area still remains as one of the more affordable areas of the Ojai Valley. The surrounding area offers larger parcel properties of one acre plus and occasionally a newer custom home comes available.
Oak View: The name stems from the many oak trees in the area, originally appeared in the county directory in 1916 and a tract map for Oak View Home Gardens was filed in 1927. The community of Oak View covers a large geographical area of the Ojai Valley stretching from Casitas Springs to Saddle Mountain. In the original section of Oak View are typically smaller homes on average size lots of 6,000 to 8,000 square feet. Expanding out, ranch-style homes are placed on larger parcels which are often well suited for horses or more rural activities.
East End: Quaint and Charming- Characterized by the abundance of citrus and avocado trees with the back drop of the striking Topa Topa Mountain range, the East End has long been the drawing card for persons seeking a more reclusive “country” setting. With a diversity of lot sizes ranging from an occasional ½ acre parcel to the oversized producing farms of 20 – 40 acres, most typical are properties offered on 1 acre lots. Equally diverse are the variety of homes offered including everything from cottages, ranch style family homes, architectural treasures and modern sophisticated estates. During the annual “Ojai Artist Tour” you’re sure to notice just how many of the local artists have made their homes on one of the secluded private lanes tucked away in the sweetness of the “East End”.
Rancho Matilija: This refined private gated community with CC&Rs is designed to preserve architectural continuity while maintaining stern attention to detail. Neighborhood roads have been designed with family in mind; they have been widened to safely accommodate children on bikes and family strolls. Lush, natural landscaping infuses well with the profusion of ancient oak trees and the whole community is delicately bordered by common trails used for equestrian riding, hiking or jogging and the Ventura River Bluff. Scenic vistas open to the adjacent National Forest and the Topa Topa Mountains reign high in the near distance.
Arbolada: Drawn by the romance and appeal of the narrow meandering roads, the healthy canopy of the abundant oak trees and its ideal location adjacent to the downtown village, this casual and rural setting of predominantly one acre parcels has been the destination of choice for many since Edward Drummond Libbey developed it. The Arbolada plays host to some of Ojai’s most historical homes and has contributed to the architectural fabric of the Valley with its representation of the early Adobe Spanish hacienda, Mediterranean and a fine collection of the Classic Craftsman style home including two from the esteemed Greene & Greene Brothers.
Del Oro - Easy Living and Convenient- The Del Oro neighborhood of Ojai is situated at the Northern perimeter of City limits and consists of approx 44 custom homes on 1 acre parcels that were developed in the late 70’s and early 80’s. The convenience of a central Ojai location is combined with a more modern architectural style with elevated home sites taking in valley views. With a newer and more refined appearance than its’ Arbolada neighbor; Del Oro “the gold” is a circular street offering street lights, public sewer system and underground utilities.
Saddle Mountain: The “Saddle Mountain” area of Oak View was one of the more recent developments in the Ojai Valley with lot sizes ranging from two to three acres. Custom homes have been built on the mountain top over the past ten or so years and typically encompass 3,500 to 5,000 square feet. One of the appealing features of the community is the scenic and rural riding trail that runs through the development and is likely more often used for morning and afternoon walks than for equestrian purposes.
Upper Ojai: Country Living at it’s Best. This East West valley creates magical sunrises and sunsets especially when the Topa Topa Mountains offer up their famous “Pink Moment” You don’t have to be a “cowboy” to enjoy all the nature that the Upper Ojai has to offer, but if you are, bring on the horses. Rolling hills, pastoral views and a blanket of color that bursts forth in spring have captured many a home buyers’ heart. With the possibility of riding off into your own sunset, many equestrians are drawn to make Upper Ojai their home. Mostly offering parcels of 20 acres, there still exists a few ½ acre to 5 acre ranchettes. The relaxed atmosphere of the Upper Ojai Valley has helped to create a friendly community of its own.
Condo living: Does your busy lifestyle keep you “on the go” or, do you simply prefer a “no-maintenance” routine? If so, you may want to consider one of several condominium projects that have been built throughout the Ojai Valley. There are several choices ranging from the modest single story one bedroom, one bath units of approx 700 sq. ft. located in the Mira Monte area to the newer and larger two-story Spanish architecture units located in downtown Ojai adjacent to the Farmers’ Market.
